RICS Home Survey Report [ Level 2 ]

This is an RICS designed report providing more extensive information for purchasers.  Commenting on condition in a traffic light system created to provide a clear, concise and easy to read report.  This is the report most often recommend by your solicitor for peace of mind for your purchase.  Most suited for modern properties up to 50 years old.

The survey includes inspection of all visible areas internally and externally of the home and associated structures.  Each area of the property is covered under an appropriate heading and given a traffic light condition rating, which makes the next step clear, indicating where further investigation or specialised reports are required.

  • Defects that are serious and/or need to be repaired, replaced or investigated urgently.

  • Defects that need repairing or replacing but are not considered to be either serious or urgent.  The property must be maintained in the normal way.

  • No repair is currently needed.  The property must be maintained in the normal way.


Photographs can be provided to support issues commented upon within the report, and a section is provided with advice on legal aspects for your solicitor to check.

An additional service that we provide, at no extra cost, is the invitation to meet the surveyor, at the property, to discuss his findings, which provides the opportunity to see elements later mentioned in the written report.


Building Survey Report  [ Level 3 ]

A building survey is an extensive investigation and assessment of the construction and condition of the building. Commonly referred to as a Structural Survey but best described as a Building Survey. Considered a full and comprehensive report it contains comments on structural integrity of the property, most appropriate for older properties (50+ years) or those in need of renovation and upgrading.

Prepared in accordance with the RICS Professional Standards the survey includes details of construction, fabric, finishes and grounds in an easy to read format, laid out under headings covering external and internal aspects of the property. The report provides comment on defects, possible causes, remedial recommendations, time scales and estimated repair costs, ideal for budgeting from purchase through to future renovation and upkeep.

Additional Services

Private Valuation

Providing similar information as a lenders mortgage valuation.  This involves an inspection of the home primarily to provide a valuation of the property where a more detailed report is not required.

Our reports are prepared in accordance with the RICS Professional Standards.  Depending on the size of the property the inspection should take between 30 -45 minutes.  Essential defects affecting value will receive recommendation within the report.


Pre-Sale Report

Working from the basis that knowledge is power, it is often best to understand your own property and it’s possible defects before a sale gets to the position of negotiation on value.  A report tailor made for vendors on defects and repairs required to their property with recommendations which can be addressed prior to marketing, therefore helping to reduce the stress of selling and negotiations on the sale price.


Specific Defect Report

A full report is not always required, depending on the nature of the issue and the ultimate use of the report.  Often it is sufficient to have an inspection carried out on the specific area of concern, providing a report with recommendations on repair or further investigation.
